Of the many redevelopment options, the owners of small apartments most often choose the association of the loggia with a kitchen or room. This allows you to increase the useful area of the apartment, where literally every meter on the account.
The loggia, united with the kitchen, can become a kind of veranda, or can become the kitchen itself, on which there will be a plate, a sink and a table for cutting products. In this case, the kitchen itself will become a small dining room.
Work on the accession of the loggia begins with the fence. It is usually made of brick, metal grate, reinforced concrete slab or is a decorative screen on a metal frame. If there is a place for flowing water under the fence, it must be sealed with brick, and then close up all the cracks. A more difficult case is a fence in the form of a decorative screen. Since it cannot be dismantled (otherwise the overall view of the facade will be violated), a lightweight design is built behind it, which will meet the bearing capacity of the plate.
It is not recommended to completely break the wall between the loggia and the kitchen, the facade wall with foam concrete blocks 5-10 cm thick, if the wall is laid out with brick, or 10-15 if the wall forms a concrete panel or metal reinforcement.
Particular attention should be paid to the windows. They must maintain heat, be strong and wear -resistant. Experts recommend installing two-chamber double-glazed windows with a profile walls of at least 3 mm and an internal steel galvanized amplifier of 1.5-3 mm.
The process of connecting the loggia with the living room is somewhat more complicated. First of all, you need to build on the material from which the house is built. If it is panel, then in no case can you remove the outer wall, which is usually made of a hinged reinforced concrete panel. You can only cut the window sill so as not to damage the working reinforcement.
In brick houses it is necessary to determine that the wall of the supporting or self -supporting. In the first case, the workers will be limited to the dismantling of the window sill of the wall. In the second case, you can slightly expand the opening. The condition of the entire structure and the need for its additional strengthening can only be determined by the designer.
It is a professional with appropriate experience and skills that can help find this or that solution depending on the constructive scheme of the building.
How to insulate the loggia joined to the living room? First you need to mount the frame from a metal profile or wooden bars with a cross section of 50×50 mm. Vapor barrier materials are laid on this frame (foil, polyethylene, etc. D.,), then a 10-12-centimeter layer of insulation and waterproofing material (polyethylene, mastic, roofing material, etc. D.). It is worth finding out from the neighbors from above, whether they have insulated a balcony. If so, then the insulation layer on the ceiling can be only 5 cm.
A light insulation is used to warm the floor, but in no case is foam or other combustible materials. You can use a 10-centimeter layer of glass wool, which is poured with a cement screed of at least 40 mm thick and strengthened with a reinforced metal mesh. The floors themselves can be either floodplain and from DP, plywood or wood. Each owner chooses flooring to their liking.
It is recommended to sheathe the walls and ceiling with drywall, and then stick wallpaper, paint or lick the surfaces with siding or wood.
If the window sill of the wall was dismantled in the process, then heating devices must be installed on the side. On the most attached loggia, you can equip the so -called warm floor – electric or water.
How to use an attached loggia, everyone decides for himself. It can be a bedroom for guests, and a dining room with a bar, and a dining area in the living room, and just a place to relax, and even an office, a library, a dressing room, etc. p.
However, there are a number of points that you need to pay attention to before the start of work on the accession of the loggia to the dwelling. The thermal circuit of the building may be violated, which will lead to early need for repairing the house, the load on the ceiling increases, and also you need to be extremely careful about the supporting walls. The owner of the housing may not know all the nuances, so it is better to entrust the loggia to the kitchen or living room to specialists who will not only calculate all possible risks and do their work efficiently, but also take on all issues to agree on the redevelopment, which is necessary, but which the owners of the housing may not have enough time.
