The redevelopment of premises in St. Petersburg is one of the painful questions today. Whether it is an apartment or a commercial non -residential room or a whole building. Illegal redevelopment, as a rule, is found in St. Petersburg in 90% of cases. For this, the object is presented to all interested coordinating organizations and the proper act of acceptance of work is signed. On the basis of the signed act, a new cadastral plan of the premises is issued. This is a legal redevelopment and the final document.
The redevelopment of non -residential commercial premises, as a rule, entails the organization of additional entrance, change of internal partitions, deepening (if the room is a basement), a change in the profile of the room, expansion of capital openings and much more. All this requires the development of competent design documentation corresponding to the SNiPs, GOSTs, SANPINS. Such design documentation is developed by design workshops with special admission to the development of project documentation and license.
So, for example, to deepen the basement, it is necessary to examine the premises for the depth of the foundation and the level of groundwater. I would like to note that not in all cases, it is possible to perform the necessary (desired) deepening. Further, the designer in cases of deepening is the necessary calculations and performs a whole section of the project. Also, in cases of expansion of the capital opening, the designer calculates the load and performs the design section.
The design documentation consists of a minimum of 10-12 sections (depends on the complexity of the object), each of which is performed by a separate specialist. The cost of developing project documentation also depends on the volume and complexity of the object.
When the facade is changed, if the object is in the historical center of St. Petersburg and is a monument of cultural heritage, then the documentation is subject to mandatory coordination with KGIOP (committee on state control, use and protection of historical and cultural monuments). Only a workshop that has a special license for restoration has the right to develop design documentation to agree with KGIOP.
